Chicopee is the only neighbourhood in Kitchener where you can ski before work. It's the east-end pocket between Fairway Road and the Grand River, built on the glacial hills that gave the area its name, and it's anchored by Chicopee Ski & Summer Resort, a not-for-profit club founded in 1934 that's still run for its members and the community. The streets around it range from 1970s bungalows to the newer Chicopee Hills subdivision near the 2017 school, and the Walter Bean Grand River Trail runs along the bottom of the hill. For families who want nature, sport and Fairway Road's shopping all within five minutes, it's hard to beat.

Why people love Chicopee

  • A ski hill in the city. Chicopee has 11 runs, five lifts and a terrain park on 165 acres, plus the Chicopee Tube Park on River Road with six tubing chutes. In summer it turns into ropes courses, a climbing wall, zip lines, disc golf, mountain biking and day camps.

  • The Grand River. The Walter Bean Grand River Trail, 25 kilometres of gravel path from Kiwanis Park to Doon Valley, passes right through, and the river is a short walk from most streets.

  • Schools old and new. Chicopee Hills Public School on Fairway Road opened in 2017 for JK–8, Howard Robertson serves the older streets, and Eastwood Collegiate is the public high school. Confirm the Catholic school and boundaries with the boards.

  • Fairway Road at the door. Fairview Park Mall, the Fairway Road big-box strip and Fairway ION station, the southern end of the LRT, are all a few minutes away, and Highway 8 to the 401 is right there.

  • A new bus loop. GRT's Chicopee loop off Morrison Road opened in January 2026, linking the resort, Freeport hospital and Fairway station on Route 27.

The real estate market in Chicopee

Chicopee runs the whole range: 1970s and 80s bungalows and two-storeys on big lots near the hill, estate-sized homes on the river side, newer two-storeys and towns in Chicopee Hills, and condo apartments and townhomes closer to Fairway Road that make it one of the most affordable ways into east Kitchener. The listing portals lump Chicopee together with Centreville, so headline averages understate what the hill-side detached homes actually sell for. Buyers are families drawn by the school and the resort, and downsizers who want a bungalow near the river with Fairway's shopping and medical services close by. I tell people Chicopee is Kitchener's best-kept family secret, and then I feel bad for telling them. Kids here grow up skiing after school, tubing on weekends and biking the river trail in summer, and the parents are five minutes from the mall and the highway. The hill-side streets have some elevation and mature trees, so lots vary a lot; I always check drainage and grading on the sloped ones. If you're shopping for a bungalow with a view, this is one of the few places in the city you'll find one.
