Centreville Real Estate: Homes for Sale in Centreville, Kitchener

Centreville is the value neighbourhood of east Kitchener. It's the older half of what the City calls Centreville Chicopee: the streets around Morgan Avenue, Weber Street East and Fairway Road that filled in during the 1950s, 60s and 70s, when Howard Robertson school opened (1954) and Eastwood Collegiate followed (1956). The homes are modest, mostly bungalows, semis and freehold townhomes with a few apartment buildings, and that's exactly the point: this is one of the last places in the city where a detached home under the Kitchener average sits five minutes from the mall, the LRT and the highway. Its community centre and park were just rebuilt, which tells you where the neighbourhood is headed.

Why people love Centreville

  • A community hub that just got a makeover. Centreville-Chicopee Community Centre on Morgan Avenue has a gym, lounge, lending library and bookable rooms, and its park is getting a $1.86-million revitalization: a new splash pad, an inclusive playground, basketball and pickleball courts and pathways. Kinzie, Oaten and Idlewood parks (with an off-leash dog area) reopened in 2024.

  • The mall and the LRT are neighbours. Fairview Park Mall, with about 120 stores, and Fairway ION station, the southern terminus of the LRT and a hub for around a dozen bus routes, are right at the edge of the neighbourhood.

  • Schools you can walk to. Howard Robertson Public School (JK–6) on Morgan Avenue, Sunnyside for grades 7 and 8 and Eastwood Collegiate, home of the Integrated Arts Program; St. Anne and St. Mary's for Catholic families. Confirm boundaries with the boards.

  • Highway 8 and the 401. The expressway runs along the neighbourhood's edge, so the 401 and downtown are both minutes away.

  • The ski hill next door. Chicopee Ski & Summer Resort and the Grand River trails are a short drive or bike ride east.

The real estate market in Centreville

About a third of Centreville's homes are detached, mostly 1950s and 60s bungalows on decent lots, and the rest are semis, freehold townhomes from the late 1960s and small apartment buildings, which gives buyers three price levels in one neighbourhood. It's a genuine first-time-buyer market: a townhome or semi here costs well below the Kitchener average, and the bungalows attract both first-timers and downsizers. It's also a renovator's market, with plenty of original-condition homes whose value is in the location and the lot. Around 40 per cent of homes are rented, so investors are active too. Centreville is where I send first-time buyers who've been told they can't afford a house in Kitchener. Usually they can, here, and they end up with a bungalow five minutes from the LRT instead of a condo forty minutes out. The homes need honest inspection, as any 1950s house does, and I look hard at wiring, roofs and basements. But the neighbourhood has real momentum: the new park, the reopened Kinzie and Idlewood parks, the LRT. Buy the worst house on a good street here and you'll do well.
