Stanley Park Real Estate: Homes for Sale in Stanley Park, Kitchener
By Stephanie Catcher, REALTOR® with RE/MAX Solid Gold Realty (II) Ltd. Selling in Kitchener-Waterloo since 2008.
Stanley Park is the east Kitchener neighbourhood that grew up around a forest. It sits between the Conestoga Parkway and Old Chicopee Drive, roughly from Ottawa Street North down to Weber Street East, and it was built one street at a time from the late 1950s through the mid-1970s rather than dropped in as a subdivision. That's why it feels the way it does: brick bungalows and sidesplits on real lots, mature maples, and a conservation area running through the middle of it. It's one of the first places I take downsizers who want a main-floor bedroom without leaving the city, and one of the first places I take young families who want a yard at a price that still works in 2026.
Why people love Stanley Park
The forest is the neighbourhood. The Stanley Park Conservation Area is a protected woodland with trails for walking, running, snowshoeing and cross-country skiing, and the Dom Cardillo Trail runs about four kilometres from Idlewood Park past Midland Park toward Chicopee. Idlewood Park adds forest paths, wetlands and an outdoor pool.
Everything is five minutes away. Stanley Park Mall at Ottawa and River has Zehrs, Shoppers and a bank; the Fairway Road big-box strip and Fairview Park Mall are a short drive south; Stanley Park Community Centre on Franklin Street has a triple gym, program rooms and an outdoor rink.
Real lots and real houses. Most homes here are from the 1960s and 70s, with a core of 1950s brick bungalows, on lots you can actually garden in. About half the homes are detached, with townhouses and apartments concentrated toward the north end.
Schools within walking distance. Franklin Public School and Sunnyside Senior Public feed into Eastwood Collegiate or Grand River Collegiate; St. Daniel and St. Mary's serve Catholic families. Confirm boundaries with the board, as they shift.
Easy in, easy out. Ottawa Street puts you on the Conestoga Parkway in two minutes, with Highway 8 to the 401 beyond it. GRT's Route 1 runs through the neighbourhood to Fairway ION station.
The real estate market in Stanley Park
Stanley Park is a bungalow-and-sidesplit neighbourhood, and that makes it popular with two very different buyers: first-timers stretching for a detached home, and downsizers who want one floor and a garage. Prices sit a little below the Kitchener average because the homes are modest in size, but the lots, the trees and the trail access mean well-kept houses here move quickly and often draw more than one offer even in a balanced market. Expect original 1960s kitchens in some, full renovations in others, and finished basements (occasionally with a separate entrance) in many. Townhouses and condo apartments near Ottawa Street give a lower-priced way in. I'll pull this month's actual sold prices for you; for a rough sense, ask me for the Stanley Park numbers and I'll send them the same day.
Stephanie's local take
I've sold homes in Stanley Park for as long as I've been selling, and the thing I tell every buyer is: walk the trail before you walk the house. If the forest and the quiet do something for you, you'll love it here; if you want to walk to a café, look at Uptown or downtown instead. My favourite Stanley Park homes are the 1960s sidesplits with the family room off the garage, because they live like two-storeys but feel like bungalows. And a small warning I give everyone: some of the older streets have big trees with big roots, so a sewer camera on inspection is money well spent.
