The Ultimate Final Walkthrough Checklist
You’re almost there—closing day is right around the corner! But before you pop the champagne and start moving in, there’s one last crucial step: the final walkthrough. This is your chance to make sure everything is in the condition you expected before officially getting the keys.
To help you stay on track, here’s a final walkthrough checklist to ensure your new home is move-in ready.
1. Bring These Essentials
Before heading to the walkthrough, make sure you have:
✔️ Your contract (so you can verify agreed-upon repairs or inclusions)
✔️ A phone or camera to take photos of any issues
✔️ A notepad for notes
✔️ Your real estate agent
2. Check for Agreed-Upon Repairs
If the seller promised repairs, now’s the time to confirm they’ve been completed.
✔️ Bring the inspection report and contractor receipts if available
✔️ Test any areas that were previously damaged to make sure they’ve been properly fixed
3. Test All Major Systems
You want everything to be fully functional when you move in. Check:
✔️ Electrical: Flip light switches, test outlets, and check for exposed wires
✔️ Plumbing: Run faucets, flush toilets, and check for leaks under sinks
✔️ HVAC: Test the heating and air conditioning to make sure they work
✔️ Water Heater: Run hot water to confirm it heats properly
4. Inspect Doors and Windows
✔️ Open and close every door and window to ensure they work smoothly
✔️ Check locks on all doors and windows
✔️ Look for cracks in the glass or damage to the frames
5. Make Sure Everything That Should Stay… Stays!
Your contract should list everything that comes with the house (appliances, fixtures, etc.). Double-check that nothing is missing:
✔️ Kitchen appliances (stove, fridge, dishwasher, etc.)
✔️ Washer and dryer (if included in the contract)
✔️ Light fixtures and ceiling fans
✔️ Window coverings (if included)
6. Look for Leftover Junk or Unwanted Items
Sometimes sellers leave behind things they no longer want. If anything was left that shouldn’t be there:
✔️ Ask the seller to remove it before closing
✔️ If they refuse, negotiate a credit to cover disposal costs
7. Check for New Damage
The home should be in the same (or better) condition as when you made the offer. Look for:
✔️ Scratches, dents, or holes in walls and floors
✔️ Water damage or mold (especially in basements, ceilings, and under sinks)
✔️ Signs of pests (droppings, chew marks, or nests)
8. Confirm Utilities Are On
✔️ Make sure water, gas, and electricity are still connected
✔️ Verify that utilities will be transferred to your name on closing day
9. Walk the Exterior
✔️ Check the yard, fence, driveway, and garage
✔️ Look for any new damage to siding, roof, or gutters
✔️ Make sure any outdoor furniture, sheds, or equipment included in the sale are still there
10. Give the Green Light!
If everything looks good, you’re ready to move forward with closing! 🎉 But if you spot any issues:
⚠️ Take photos and document the problem
⚠️ Notify your real estate agent and lawyer ASAP
⚠️ Discuss solutions (repairs, credits, or a delayed closing if necessary)
The final walkthrough is your last chance to make sure your new home is exactly what you’re expecting before you take ownership. Take your time, go through this checklist, and enjoy the peace of mind knowing you’re about to move into a home that’s ready for you!
