Westmount Real Estate: Homes for Sale in Westmount, Kitchener-Waterloo

Westmount is the neighbourhood people mean when they say “old money” in Kitchener-Waterloo, and it has earned it. Laid out as a subdivision in 1912 around what became the Westmount Golf & Country Club, it straddles the Kitchener–Waterloo line along Westmount Road, from Union Boulevard and Belmont Avenue over toward Glasgow Street, with the golf course itself crossing the city boundary. The streets around Union, Rusholme and Dunbar are Old Westmount: century homes and mid-century executive houses on deep, treed lots, which the City of Kitchener now treats as a cultural heritage landscape. Belmont Village, the Iron Horse Trail and Grand River Hospital are all at the edge. It's the address for buyers who want the best streets in the city and are prepared to pay for them.

Why people love Westmount

  • The club. Westmount Golf & Country Club, founded 1929 and opened 1931, is a Stanley Thompson course that hosted the 1957 Canadian Open, with curling since 1963 and tennis since 1977. Homes backing onto the fairways are among the most sought-after in the region.

  • Belmont Village. A walkable strip at Union and Belmont that grew from a Depression-era project into KW's best small food street: Arabella Park, Janet Lynn's, Belmont Bistro, Casa Rugantino and a dozen others, plus a bike shop and the cafés.

  • The Iron Horse Trail. Five and a half kilometres of paved, winter-maintained path from Uptown Waterloo to Ottawa Street, passing Belmont Village; you can cycle to Uptown or downtown in ten minutes.

  • Schools with history. Westmount Public School on Glasgow Street, founded 1936 and rebuilt in 2015, offers French immersion; Empire Public School serves the Waterloo side; Kitchener Collegiate is a short walk. St. John and St. Agnes serve Catholic families. Confirm boundaries with the boards.

  • Uptown, downtown and the hospital all close. Grand River Hospital and its ION station are minutes away, GRT Route 12 runs the length of Westmount Road, and both city centres are a short bike or drive.

The real estate market in Westmount

Westmount is a small, tightly held market where the average means little: a renovated 1950s bungalow on a standard lot and a seven-figure estate on the tenth fairway are both “Westmount.” Old Westmount detached homes regularly sell in the low millions and the golf-course properties well above that; the streets farther from the club, and the condos along Westmount Road and near Belmont, are more attainable and are where I see most first-time Westmount buyers land. Turnover is low because people stay for decades, so the right house often comes up once and then not again for twenty years. If Westmount is your goal, tell me early and I'll watch for it. Stephanie's local take

Every agent in the region loves showing Westmount, and I'm no exception: the trees, the setbacks, the houses with real proportions. What I add is caution. Century homes come with century-home things (knob-and-tube, clay drains, single-pane windows), and the price of the street can tempt people to skip the inspection; don't. The best value in Westmount, in my experience, is the well-kept 1950s and 60s house one or two streets off the golf course, where you get the neighbourhood, the schools and Belmont Village without paying for a fairway view you'll see mostly in winter.
