Laurentian West Real Estate: Homes for Sale in Laurentian West and Laurentian Hills, Kitchener

Laurentian is two neighbourhoods that share a name and a hill. Laurentian Hills is the older part, east of Fischer-Hallman around Westmount Road and Ottawa Street, with homes from the 1960s through the early 2000s. Laurentian West is the big community plan approved in 1993, roughly 440 hectares from the Conestoga Parkway south to Bleams Road and west to Trussler Road, built out through the late 1990s and 2000s with Williamsburg at its heart. Together they make up one of Kitchener's most complete family areas: a toboggan hill everyone in the city knows, a three-kilometre paved trail, a power centre with everything, and the 201 iXpress running through the middle.

Why people love Laurentian West

  • McLennan Park. The hill on Ottawa Street South that locals still call Mount Trashmore is now one of the city's best parks: a toboggan hill, a leash-free dog park, a skatepark, a splash pad, an accessible playground, basketball and beach volleyball, and a downhill mountain-bike trail and bike park.

  • The Laurentian Trail. Three kilometres, mostly paved, following the hydro corridor from Fischer-Hallman near Activa Avenue to Homer Watson and Block Line, linking Dinison Park, McLennan Park, Alpine Park, Activa Sportsplex and the Peter Hallman Ballyard. The Laurentian and Borden wetlands are protected open space.

  • Schools built with the neighbourhood. Williamsburg Public School (opened 2007, 650-plus students) and Trillium Public School serve the elementary years, Laurentian Senior handles grades 7 and 8; Blessed Sacrament, Monsignor Haller and St. Timothy feed St. Mary's for Catholic families. Confirm boundaries with the boards.

  • Sunrise Centre and the power centre. Walmart, Canadian Tire and the rest at Ottawa and Fischer-Hallman, the Laurentian Power Centre, Sunfish plaza with Food Basics on Fischer-Hallman, and a new 17,000-square-foot Williamsburg Community Centre with a double gym on the way.

  • Two iXpress lines. The 201 runs Fischer-Hallman end to end and the 205 runs Ottawa Street from Sunrise Centre, which has its own transit station; the Conestoga Parkway forms the northern edge.

The real estate market in Laurentian West

Laurentian West is about 60 per cent detached, with a healthy 10 per cent semis and a quarter townhomes and apartments, which was the community plan's intent, and it shows in the price ladder: townhomes for first-time buyers, semis and 1990s two-storeys in the middle, and larger two-storeys in Williamsburg at the top. Laurentian Hills, being older, offers 1960s–80s backsplits and bungalows on bigger lots at lower prices, often backing onto parks like Radcliffe. The area has been trading a little above the Kitchener average, with detached homes softening through 2026 like everywhere else. The mix of ages means there's usually something at every price point. Stephanie's local take

If a buyer says “family neighbourhood” and nothing else, this may be the location for you. It has the parks, the schools, the trail and the shopping, and the 1990s houses have the layouts families actually use: eat-in kitchens, family rooms, garages. My tip is to look at Laurentian Hills too, because the older backsplits east of Fischer-Hallman often give you a bigger lot for less money, and the trail and McLennan Park are the same distance. And if the toboggan hill matters to you, it should: it's the best in the region. If you cross Fischer-Hallman into the Activa area of this neighbourhood, be mindful of the parking, this neighbourhood has less street parking than most and with many multi-generational families choosing to live here, there are often more cars at each residence.
