Doon Real Estate: Homes for Sale in Doon and Doon South, Kitchener

Doon is where Kitchener's oldest and newest streets meet. The original village was founded in 1834 by Adam Ferrie, who named it after the River Doon in Ayrshire, and the mill village he built where Schneider Creek meets the Grand River is still there: Homer Watson's 1834 house and gallery, the Upper Doon heritage district, the log cabin. Around it, from Homer Watson Boulevard south to Highway 401 and out past Conestoga College, grew the Doon of the 1980s and 90s, and then Doon South, the newest big neighbourhood in the city, still adding streets along New Dundee Road today. It's the first place I take families relocating from the GTA who want a new-build house, a real backyard and the 401 five minutes away.
Why people love Doon
History you can walk through. The Ken Seiling Waterloo Region Museum on Huron Road includes Doon Heritage Village, a 60-acre living-history village set in 1914 and the largest community museum complex in Ontario. Homer Watson House & Gallery on Old Mill Road is the painter's home and studio, open to the public.
The Grand River and the golf course. Doon Valley is a City-owned course with an 18-hole par 72 along the river, a nine-hole course, a pitch and putt and a driving range. The Walter Bean Grand River Trail ends here, with a 75-metre pedestrian bridge, and Topper Woods and Homer Watson Park are protected natural areas.
New schools for a new neighbourhood. Doon, Brigadoon, J.W. Gerth, Pioneer Park and Groh public schools serve the area, a new JK–8 school on Thomas Slee Drive opened in 2025, and St. Kateri Tekakwitha serves Catholic families; Huron Heights is the public high school. Confirm boundaries with the board, because they've been redrawn as the area grew.
Conestoga College at the door. The main campus sits beside the 401, which makes Doon a strong rental and resale market and gives the GRT good reason to run frequent buses here.
The easiest 401 access in the city. Homer Watson Boulevard meets the 401 at the edge of the neighbourhood; the 201 and 206 iXpress routes and Route 10 connect to Fairway and Conestoga College.
The real estate market in Doon
Doon South is overwhelmingly detached, around four in five homes, mostly two-storeys built from the 2000s onward, with newer stacked and back-to-back townhomes arriving along New Dundee Road and Pinnacle Drive. Older Doon, closer to Homer Watson, has 1980s and 90s two-storeys and sidesplits on bigger lots, and the heritage village has a small number of century homes that almost never come up. Prices sit above the Kitchener average because the homes are newer and larger; townhomes and the handful of condos give a lower way in. Recent buyers are a mix of GTA families, college faculty and investors near the campus. Ask me for the current sold prices for Doon and Doon South and I'll send them the same day.
Stephanie's local take
When relocating families tell me they want “new, but not sterile,” I drive them to Doon. You get a 2010s house with a modern layout, and then you walk the dog past a mill village from the 1830s and a painter's house with a gallery in it. My advice: know which school your street feeds before you buy, because boundaries here have moved more than once, and if you're near Conestoga College, think about parking and traffic in September. And go see the Grand River from the Walter Bean bridge before you decide anything; it settles a lot of arguments.
